About the 1% Listing Fee
There is no catch. Sell For One Realty was designed to be more efficient than traditional firms by eliminating unnecessary overhead. We leverage modern technology and streamlined processes to provide a full, premium service at a fair price and pass those savings directly on to you.
No. The 1% listing fee is the commission paid to Sell For One Realty for our full-service representation of you, the seller. As is customary in the industry, the seller also offers a commission to the agent who brings the buyer. While there is no “standard” commission rate, this amount often averages between 2.5% to 3% in the Las Vegas market, but the final amount offered is always your choice.
Our pricing is designed for complete transparency. The only costs are our 1% listing fee and a standard $600 transaction fee, both paid only upon a successful closing. We have absolutely no upfront costs, “junk fees,” or hidden charges. The transaction fee is a common charge that helps us cover essential brokerage compliance, secure file management, and E&O insurance for your protection.
About Our Full-Service Guarantee
Our Full-Service Guarantee is our written commitment that you will receive the same premium marketing and expert support you’d expect from a top 3% agent—without the 3% fee. Our comprehensive plan includes professional HDR photography, a 24/7 virtual tour, a dedicated property website, full MLS exposure syndicated to all major real estate sites, targeted social media ads, a professional yard sign, a secure SentriLock box, full showing coordination, expert negotiation, and complete transaction management from contract to closing.
This is a critical distinction. We are a full-service, premium brokerage with a smarter commission structure, not a “discount” service.
Many business models in our industry use a low fee as a hook with significant downsides for the seller:
Limited Service Models: Some flat-fee services simply list your home on the MLS and leave the rest to you, or they charge extra à la carte fees for crucial services like professional photography, marketing, or negotiation support.
The “Upsell” Model: Other agents may use a 1% fee as a teaser rate to get in the door, with the true objective of upselling you to a conventional 2-3% commission agreement once they begin the presentation.
Our model is different. The 1% fee is for our complete, premium service package. We include every service for every client, and we will never try to upsell you to a higher fee.
About the Selling Process
You will be assigned a primary, dedicated listing specialist who will be your main point of contact. To ensure the highest standard of service, every transaction is also personally overseen by our Principal Broker, Josh Towers, and supported by our team of transaction coordinators.
Our No-Risk Listing Agreement is our confidence guarantee. You can cancel your listing with us at any time, for any reason, with absolutely no fees or penalties, right up until a purchase agreement is mutually executed. We believe in earning your business every day.
